  2. When less than 1,000 square feet in size and not performed in conjunction with another discretionary permit review that requires action by the Planning Commission.
  3. When more than 1,000 square feet in size and/or performed in conjunction with another discretionary permit review that requires action by the Planning Commission.
  4. The Planning Commission is Board of Appeals for Development Services Director decisions, and its decision on the appeal is final. A Planning Commission public hearing is required only when the original application required a public hearing. The City Council is Board of Appeals for Planning Commission decisions, and its decision on the appeal is final.
  5. No Public Hearing required. A Consent Calendar item is put on the City Council agenda.
