How do I check to see if my contractor is licensed properly?

To check to see if a contractor is licensed, contact the California State License Board at (800) 321-CSLB.  Make certain you have the contractor's six-digit license number when you call.  The automated response system needs this number in order to provide you with an answer to the contractor's license status.


Can I use an existing slab when I'm building my new patio cover?

Depending on the square footage of the new patio cover, it is permissible to use the existing slab. Please contact the Building Department at 949.635.1800 extension 6101.

Can we build a storage shed in our back yard?

A storage shed can be 120 square feet detached before a Building Permit is required.

Do I need to put fluorescent lighting in my kitchen remodel?

When re-modeling a kitchen fifty percent of fluorescent lighting is required.

Does a block wall require a Building Permit?

A block wall does not require a building permit if it is a freestanding block wall under 6 feet. Please contact the Building Department if you have have questions at 949.635.1800 extension 6101.

How can I request an inspection?

Please leave a message on the Building Inspection Request Line at 949.635.1800 extension 6100, option 2. Requests must be made before 4:00 on a business day for an inspection for the next business day. Please include a contact name and telephone number, the project address, the project number, the type of inspection requested, and if you would like an a.m. or p.m. inspection.  Although we strive to accomodate your a.m. or p.m. request, it is not guaranteed.

How high can we build a retaining wall in the yard?

If a retaining wall is over 3 feet tall a building permit is required. Please call the Building Department at 949.635.1800 extension 6101 with any questions.

How long is the plan check process?

Building plans submitted to the City can take 10 working days from the time of first submittal. A second resubmittal takes 5 working days. Some Building Plans can be submitted and approved over the counter.

What are my plan check fees?

Your plan check fees are determined by square footage or valuation of scope of work. Please contact the Building Department at 949.635.1800 extension 6101.

When does a Building permit expire?

A building permit expires 180 days from the last approval building inspection.

When is a building permit needed?

Where do I submit plans for a Building Permit, where is the Building Department located and what are the hours?

The Building Department is located at the City of Rancho Santa Margarita 22112 El Paseo, Rancho Santa Margarita, California. Counter hours for submittal are Monday through Friday 8:00 a.m. -12:00 p.m. and 1:00 p.m. - 4:00 p.m.
